Symptom by symptom: what your door is telling you
"I have to lift the door to lock the deadbolt"
The bolt is no longer aligned with its hole. Lifting the door raises it back into position momentarily. The cause is almost always downward movement of the slab — a loose or worn top hinge, a hinge screw that has stripped out of the jamb, or a heavy door that has slowly sagged. The correct repair is at the hinge, not the lock: longer screws reaching structural framing, replaced hinge hardware, sometimes shimming. Filing the strike hole larger is the shortcut, and it works for a season before the door drops further and the bolt stops engaging enough material to matter.
"The door won't latch unless I push it hard"
The latch is striking the plate rather than entering the opening. Either the door has moved, the strike has moved, or the weatherstripping has been replaced with something thicker that now holds the door proud of the frame. The tell is a bright rub mark on the strike plate showing exactly where the latch is landing. Correcting it means moving the strike, enlarging its opening in the right direction, or adjusting the stop — and confirming which by looking at the mark rather than guessing.
"The handle turns but nothing happens"
The connection between handle and latch has failed. On a tubular lockset that is usually a broken or slipped spindle, or a latch whose internal spring has given up. On a mortise lock it can be a broken hub or a disengaged follower. This one is not a lubrication problem and will not improve on its own; it needs the hardware opened up.
"The key turns hard, then harder"
Grit and corrosion in the cylinder. Coastal air delivers fine salt to every keyway, and if the lock has ever been treated with an oily lubricant, that salt is now suspended in a paste that grinds the pins and the plug every time you use it. Caught early, cleaning and a dry lubricant restore it. Left long enough, the wafers or pins wear out of specification and the cylinder needs rebuilding.
"It works fine when the door is open"
The most diagnostically useful sentence a caller can say. If a lock operates freely with the door standing open and fails when it is closed, the lock is healthy and the opening is misaligned. That one test separates a hardware fault from a door fault in about four seconds and saves buying a lock you did not need.
Humidity, salt and doors that move with the season
Wood doors and jambs in this climate absorb and release moisture through the year. A slab can grow enough across its width in a humid stretch to bind against the stop or the strike, then shrink back in the winter and rattle. Owners tend to interpret the tight phase as "the lock is failing" and the loose phase as "the lock got better," when nothing about the lock changed at all.
Practical consequences worth knowing:
- Adjust for the worst case, not today's case. A strike fitted precisely during a dry spell will bind in August. Alignment work should leave a little tolerance in the direction the door is going to move.
- Seal every edge, including the top and bottom. Unsealed end grain is where doors take on the most moisture. A door finished on its faces and bare on its edges will move far more than one sealed all round.
- Weatherstripping is part of the geometry. Replacing a flattened seal with a fresh, thicker one changes where the door sits and can stop a latch engaging. If a latch problem started right after new weatherstripping, that is the cause.
- Salt and swelling stack up. A door that binds makes people force the key, and a forced key in a gritty cylinder is how keys snap.
Door closers and the doors that slam
Where a property has a closer — on a garage-to-house door, a screened porch, a common entry — it controls sweep speed, latch speed and backcheck. A door that slams has lost its latch-speed control or its fluid; a door that stops short of closing has lost force or gained friction; a door that flies open in a gust and shocks the hardware needs backcheck set. Closers on the coast also weep from seals that have hardened, and a body that is losing oil is on borrowed time. Adjustments are small and make a large difference to how long the rest of the hardware lasts.
How a technician diagnoses an opening
A methodical inspection runs from the outside of the problem inward, because the expensive component is usually innocent.
- Operate the lock with the door open. Establishes immediately whether the mechanism itself works.
- Check the reveal. The gap between door and frame should be even top to bottom and side to side. An uneven reveal means the door is out of square or has dropped, and every other symptom follows from that.
- Read the strike. Rub marks, bright metal and deformation show exactly where the latch or bolt is making contact and in which direction it needs to move.
- Test the hinges. Lift the door edge; movement means worn pins or loose screws. Check the top hinge first, since that is where sag begins.
- Inspect fasteners and the jamb. Stripped screws, split jamb material and soft wood behind the paint dictate whether a repair will hold.
- Feel the cylinder through full travel. Smooth resistance is normal; a catch at one point in the rotation is a specific fault, not general stiffness.
- Examine the key. A worn key in a healthy lock produces exactly the same complaints as a worn lock.
- Watch the door close on its own. Where a closer is fitted, its behaviour explains latching problems that look like lock problems.
When repair is right, and when it stops being right
Repair is the sensible answer for the great majority of what arrives on this line. Alignment, hinge sag, stripped screws, a strike in the wrong place, a hardened weather seal, a gritty cylinder, a broken spindle or latch spring, a closer needing adjustment — all of these are cause-level fixes on hardware that is otherwise sound, and correcting them makes the existing lock behave like new because the lock was never the problem.
Replacement earns its place in narrower circumstances: a lock body worn past the availability of parts, corrosion that has gone through the housing rather than sitting on it, hardware damaged in a forced-entry attempt, a discontinued line where no latch, spindle or cylinder can be sourced, or hardware that is simply the wrong grade for how the door is used. A door that opens forty times a day on a light-duty residential latch is failing because it is under-specified, and repairing it repeatedly is more expensive than replacing it once.
We will say which of these you are in. If the honest answer is "this needs a five-dollar screw and twenty minutes," that is the answer you should get.
What you can check yourself before calling
None of this involves taking hardware apart, and all of it makes the visit shorter:
- Try the lock with the door open, and note whether the behaviour changes.
- Look at the strike plate for shiny rub marks and note where they are — above, below, or to one side of the opening.
- Look at the gap around the door and see if it is even.
- Try a different key if one exists. If a second key behaves differently, the key is the fault.
- Push the door firmly closed while turning the deadbolt. If it throws when the door is pressed and not otherwise, that is alignment.
- Check whether the screws in the strike plate and the top hinge are tight, and whether they spin without gripping.
- Note when the problem started and what else changed — painting, new weatherstripping, a storm, a season change.
Rentals, second homes and the annual re-open
A house that sits closed for a stretch comes back with a predictable list. Doors have moved through a full humidity cycle with nobody using them. Exterior cylinders have taken months of salt with no exercise. Screens and porch doors have shifted. Closers have wept. The first person to open the place finds three things at once and assumes the property is falling apart, when what it needs is an hour of adjustment.
Owners who schedule a hardware check at the start of a season instead of waiting for a failure spend less and get called less. The check is unglamorous — exercise and lubricate every exterior cylinder, tighten and correct hinge screws, verify latch and bolt engagement on every exterior door, look at seals, and confirm any electronic hardware still has the batteries and codes it should. That routine prevents most of the emergency calls that come out of empty houses.
Common Questions
I have to lift the door to get the deadbolt to throw. What's wrong?
The door has dropped, so the bolt no longer lines up with its hole. It almost always starts at the top hinge — loose or stripped screws, or worn hinge hardware. The fix belongs at the hinge; filing the strike hole bigger just buys a season before the door drops further.
My key turns fine sometimes and not others. Is the lock failing?
Test it with the door standing open. If it operates freely then and only misbehaves when the door is closed, the lock is healthy and the opening is misaligned. If it drags with the door open too, the cylinder itself needs cleaning or rebuilding.
The handle spins without opening the door. Can that be repaired?
Usually. It is normally a broken or slipped spindle, or a latch whose spring has failed, and both are repairable if parts are available for that hardware. It will not improve with lubricant — the connection between handle and latch has physically failed.
Why did my door start binding in the summer?

Should I oil a sticking lock?
Not with an oil. Near the coast, oil holds salt and grit against the pins and grinds the cylinder every time you use it. A dry lubricant is the right choice, and a cylinder that is already contaminated should be cleaned first rather than lubricated over the top of the problem.
Is it worth repairing old hardware or should I just replace it?
Most of what we see is worth repairing, because the actual fault is alignment, hinges, fasteners or contamination rather than the lock. Replacement makes sense when parts no longer exist, corrosion has gone through the housing, or the hardware is under-specified for how often the door is used.
